M. Night Shyamalan returns to theaters next month with his latest film The Visit, but already the psych-horror filmmaker is plotting his next project.

According to Deadline, Shyamalan is in negotiations to reunite with Joaquin Phoenix for a new film set in the director’s hometown of Philadelphia. Phoenix has worked alongside Shyamalan twice before, starring in 2002’s Signs and 2004’s The Village.

Details on the new film are being closely guarded, but Deadline reports that it’ll have a low budget similar to The Visit ($5 million), and will begin production in November.

Jason Bloom (Paranormal Activity, The Purge, Insidious) is on board to produce.
